Tanzania launches investor drive for redevelopment of Msasani and Sinza urban areas
The Tanzanian government has began efforts to find suitable investors for big redevelopment works in Msasani and Sinza neighbourhoods within Dar es Salaam.
This forms part of larger plans to modernise old urban settlements and make the country more attractive for investments through improved land management.During the presentation of the ministry budget of Sh210.
26 billion for the financial year 2026/27 in Parliament, the Minister for Lands, Housing and Human Settlements Development, Dr Leonard Akwilapo, explained that these projects fall under the Land Re-adjustment Programme.The budget shows an increase from last year's allocation.The minister noted that 111 degraded areas covering more than 24,000 hectares in different councils have been identified for redevelopment.Works have already started in Makangira-Msasani area where data collection on land ownership and resident conditions is complete.For the coming year, land planning, surveying and search for capable investors will begin.In Sinza, a draft redevelopment plan is ready and consultations with residents are ongoing.The plan allows for mixed-use buildings with heights up to 20 floors in suitable places.Dr Akwilapo assured citizens that no land will be taken by the government without proper processes.The ministry has also approved many land applications for both local and foreign investors.New land offices have been opened in key regions to improve services.The government continues with housing programmes like the Samia Housing Scheme and has given out many long-term housing loans.Revenue collection from land matters reached 66 percent of the target.
This redevelopment initiative aims to improve living conditions, expand economic opportunities and boost the overall investment environment in Tanzania's largest city.
