The National Environment Management Authority (NEMA) has opened a 30-day public comment period for Crownstone Real Estate Limited's proposed 26-storey residential development in Kilimani, Nairobi.

The project, located at the intersection of Marcus Garvey and George Padmore Roads, aims to deliver 561 apartment units across two residential blocks, along with basement parking, retail outlets, offices, and a rooftop swimming pool.

The initiative comes amid challenges in Nairobi's apartment market, including falling prices, compressed rental yields, and strained infrastructure.Data shows apartment prices in Nairobi's upper-income segment dropped 4.8% year-on-year, while middle-income areas saw a 3.3% decline.The development also faces concerns over water supply, sewerage capacity, and road congestion.Crownstone's mitigation plans include modern sewerage systems, traffic management strategies, and roof catchment solutions.

NEMA is reviewing several other large-scale apartment proposals in Nairobi, with recurring issues like soil erosion and noise pollution flagged across projects.The public can submit feedback via file number NEMA/ENVIS/SR/00647 until 20 August 2026.
